Wingspan Development Brings 284 Luxury Apartments and Private Clubhouse to Plainfield, Ill. as Pre-leasing Starts for Sixteen30

Wingspan Development Group (Wingspan), a privately held national development firm active in the multifamily and mixed-use sectors, today announced pre-leasing is underway for Sixteen30, a new $60 million 284-unit garden-style luxury rental community in Plainfield, Ill., about 35 miles southwest of Chicago.

Located at 14750 S. Wallin Dr., near the intersection of Wallin Street and Lockport Drive, Sixteen30 features eight buildings with neo-farmhouse-style exteriors arranged around a central 7,500-square-foot private clubhouse, complete with a great room, resort-style pool, fitness center, bocce court and other luxe amenities. Sixteen30 is located 1½ miles from the restaurants, stores and businesses of downtown Plainfield and just 3 miles from Interstate 55 The community plans to welcome its first move-ins this summer.

“The pandemic has only proven the strength of the Class A suburban apartment market, as people continue to seek the space, flexible lifestyle, on-site amenities and convenient transit options that come with some of the newest rental communities near suburban downtowns,” said Chris Coleman, vice president of development for Wingspan. “Our developments in other Chicago suburbs are leasing quickly, and based on the response we’ve seen so far, Sixteen30 is on a similar track.

“Not only is it one of the few new rental communities in Plainfield, which has seen steady population growth, but it also represents best-in-class design and some of the most appealing amenities right now for post-pandemic living,” continued Coleman. “Residents will have access to plenty of outdoor recreation and green space, plus a cybercafe with office hoteling in the clubhouse for those working from home.”

Designed by Chicago-based Studio 222 Architects, Sixteen30 offers a mix of studios, one-, two- and three-bedroom units in a variety of layouts, ranging from 600 to 1,500 square feet and priced from $1,485 to $2,850 per month. Residences feature 9-foot ceilings; vinyl plank flooring in main living areas; kitchens with stainless appliances, quartz countertops and ceramic tile backsplashes; walk-in closets; in-unit washer/dryer; keyless entry; and high-speed internet. Most units have a patio or balcony.

Serving as the social hub for the community is its clubhouse, which includes a coffee bar, well-equipped fitness center with smart technology and cardio training, a separate yoga studio, demonstration kitchen, outdoor grilling area and pet spa. There is also a 24-hour package room.

In addition to offering easy access to downtown Plainfield, Sixteen30 is located less than 10 miles from Interstate 80 and about 10 miles from Naperville, Ill., which has more than 150 shops, spas and restaurants in a walkable historic downtown.

As one of Chicago’s most burgeoning suburbs, Plainfield grew from 4,500 people in 1990 to about 43,000 people in 2020. Residents of Sixteen30 are served by Plainfield Community Consolidated School District 202, which is now the fifth largest public school system in Illinois, according to the State Board of Education, and one of the highest regarded, according to GreatSchools.org.

As with all of Wingspan’s projects, its sister company Nicholas & Associates is performing the construction for Sixteen30. Lincoln Property Company will oversee leasing and property management.
