Pre-Leasing Starts for Maple Street Lofts; Mixed-Use Building Brings 192 Luxury Apartments and Grocery Store to Downtown Mount Prospect, Ill.
Wingspan Development Group, a privately held national development firm active in the multifamily and mixed-use sectors, today announced pre-leasing is underway for Maple Street Lofts, a new, six-story, 192-unit luxury rental community with a convenient ground-floor Angelo Caputo’s Fresh Market grocery store at 207 S. Maple St. in downtown Mount Prospect, Ill., a northwest suburb of Chicago.
Located at Maple Street and Prospect Avenue, across the street from the Mount Prospect Metra station – which offers easy access to downtown Chicago – the transit-oriented development (TOD) is also steps to downtown Mount Prospect’s shops, services, restaurants and community events. Maple Street Lofts will welcome its first move-ins this summer.
“We’ve learned from the success of our other two apartment buildings in the area that people are hungry for Class A rentals in this submarket, as well as other suburban downtowns and areas close to transportation hubs,” said Chris Coleman, vice president of development for Wingspan.
Maple Street Lofts is Wingspan’s third rental community in the area in three years. In 2018, Wingspan introduced Buckingham Place, a 267-unit, five-story TOD near the Cumberland Metra train station in Des Plaines, Ill. that is 90% leased. That project was quickly followed in 2019 by 20West, a 71-unit TOD mixed-use development in downtown Mount Prospect that is 92% leased and less than 1 mile from Maple Street Lofts.
“Before we opened 20West, Mount Prospect hadn’t seen new Class A apartments in 30 years, and certainly never something with amenities like 20West,” Coleman said. “The response was overwhelming and solidified our instincts in the strong demand in this area for new, high-quality rentals with designer finishes, the latest tech capabilities, stylish interiors and well-appointed common spaces where renters can work, play or relax.
“And given the boost Chicago’s suburban downtowns have seen from renters over the past year, the timing for Maple Street Lofts couldn’t be better,” Coleman continued. “As prospective renters will see, this building offers all the conveniences and amenities people want right now – from private offices for those who want to continue working from home to a grocery store just an elevator ride from their apartment.”
Designed by Chicago-based Studio 222 Architects, Maple Street Lofts offers studio, one- and two-bedroom floor plans ranging from 591 to 1,180 square feet and currently priced from $1,550 - $2,885 per month. Units feature plank flooring in the main living area and kitchens with stainless steel appliances, quartz countertops and white subway tile backsplashes. Each residence has 9-foot ceilings, an in-unit washer/dryer, high-speed internet, and a balcony or patio, per plan.
Located on the second floor are a host of indoor amenities, including a business center with four glassed-in private offices for working from home, plus a fitness center, yoga studio, resident lounge and demonstration kitchen. Outdoor shared amenities include a 15,000-square-foot Sky Park complete with pool, hot tub, grilling stations, gaming area, seating alcoves, sun deck and bark park. Residents will also have access to bike storage and a repair room, plus a package-receiving room with Luxer One technology.
Residents of Maple Street Lofts will also appreciate the convenience of a new 16,000-square-foot Angelo Caputo’s Fresh Market that is scheduled to open this fall in the building’s ground floor. Founded in 1958 by the Caputo family in Elmwood Park, Ill., the beloved local grocery chain now has eight stores in Chicago’s suburbs, with a focus on fresh produce and healthy food.
