Wingspan Development Announces Sale of Jade at North Hyde Park, 192-Unit Luxury Rental Community in Tampa


Wingspan Development Group and ABC Capital Corp. announce the sale of Jade at North Hyde Park, a 192-unit luxury apartment community with 3,200 square feet of ground-floor retail space at 608 N. Willow Road in Tampa’s North Hyde Park neighborhood. San Francisco-based Hamilton Zanze acquired the property, which is located approximately one-half mile from downtown near the University of Tampa. Jade at North Hyde Park was 97% leased at the time of the sale, which was brokered by Matt Mitchell of Berkadia.

“Even though multifamily sales are down nationally, Tampa remains one of the top 20markets for multifamily investors because of its population growth, diverse economy, local talent pool and natural beauty,” said Christopher Coleman, vice president of development for Wingspan. “Almost fully occupied luxury rental communities like Jade have been especially favored. We also have a highly anticipated coffee and wine bar coming to part of the ground-floor retail space.”

Jade at North Hyde Park offers a choice of studios and one- to four-bedroom units ranging from 463 to 1,421 square feet with luxe finishes such as quartz countertops, tile backsplashes, undermount sinks, energy-efficient stainless-steel appliances, wood-style plank flooring, in-unit washer/dryers and programmable thermostats. Some units also have built-in wine storage, dual-sink vanities in the primary bathroom, and/or covered balconies.

Residents enjoy an array of outdoor amenities, including a courtyard pool and poolside club, exterior kitchens and a yoga lawn. Independent coworking spaces and conference rooms cater to the work-from-home crowd, while a package concierge system eliminates delivery bottlenecks. Also available are a cybercafé, gathering lounge, bike storage and repair, smart phone building access, online residential portal app and 24-hour emergency maintenance. Jade is a pet-friendly community offering a pet spa and other amenities.

Adding to its appeal, Tango Brew, a pet-friendly coffee and wine bar with an Italian-Argentinian flair, will soon open in 1,600 square feet of Jade’s 3,200-square-foot ground-floor retail space, with plans to offer both indoor and outdoor seating for up to 66 people, including an outdoor bar and patio as well as a water and treat station for patron’s dogs.

“The sale of Jade is a great success,” said Jason Macklin, director of development for Wingspan. “It represents the hard work of a lot of talented people, and it’s a great property in a fantastic location.”

Wingspan focuses on mixed-use and multifamily projects in primarily suburban locations near public transit or major commuter corridors in Illinois, Wisconsin and Florida. The developer currently has more than 2,000 units in various stages of leasing and development. Earlier this year, Wingspan sold Sixteen30, a 284-unit multifamily property in the southwest suburbs of Chicago. It is currently marketing three luxury apartment communities for sale in downtown Mount Prospect, Ill., totaling 327 units, including Maple Street Lofts, 20West and The Dawson.
